HOUSE RULES, BIG BEAR LAKE GOOD NEIGHBOR POLICY AND SAFETY PRECAUTIONS:

Please understand these cabin rules are not to make anyone feel uncomfortable, we just want to make sure there that everything is spelled out so there are no misunderstandings so you can fully relax on your vacation. In over 15 years in business and thousands of guests at our various properties we have literally had almost no issues.

PARKING: All vehicles of short-term residential rental unit renters must be parked on the short-term residential rental unit property.

SMOKING: SMOKING OF ANY KIND IS NOT PERMITTED IN ANY RESIDENCE PER CITY OF BIG BEAR LAKE REGULATIONS. A $350 fee may be charged for ionization, if smoking in the property is detected. Fees apply for removing any cigarette butts on the property.

• PETS: GOOD DOGS ONLY. NO CATS. Sorry, Owners are allergic!!! There is a $25 charge per dog per stay that if not charged in original quote can be paid through PayPal. Please clean up after your dog in every way, indoors and outdoors. You will be charged an additional $25 fee for every "surprise" found in the yard!  Also PLEASE keep pets off the furniture and beds. You will be charged an additional $50 if there is dog hair found in the bed, blankets, sheets or on the furniture as the cleaning crew will have to wash the everything at least twice to remove dog hair. If your dog sheds a lot, PLEASE clean up inside after them as to not incur any extra cleaning fees. Many people bring extra sheets and blankets if their dog sheds to help with excess dog hair. There is also a vacuum available. PLEASE DO NOT LEAVE YOUR DOG ALONE IN THE CABIN UNLESS YOU BRING A CRATE FOR THEM. WE HAVE HAD PROBLEMS LATELY.

FIREPLACE: Only use WOOD in the fireplace and be sure to open the flue (damper) before starting a fire and close it after fire is out. Please do not use anything but the fatwood provided to start your fire. No newspaper, pine cones, lighter fluid, etc.

SPA RULES:

Per City of Big Bear’s new urgency ordinance Spa/Jacuzzis are not allowed to operate between the hours of 10 pm- 7am. NO EXCEPTIONS and violators could be evicted and/or fined.

1. Children must be supervised at all times while in the hot tub.

2. SPA covers must remain on at all times while not being used..

3. PLEASE SHOWER AND REMOVE ALL OILS AND LOTIONS BEFORE USING THE SPA AND PLEASE DO NOT ADD ANYTHING TO THE WATER. There will be a $100.00 cleaning fee if the spa has to be drained.

4. Slippers/shoes en route to the hot tub are mandatory. Please do not go bare foot.

5. No beverages except water in or near the hot tub. If you spill beer, soda, etc. in the hot tub, it requires draining and cleaning the hot tub and *will* result in a $100.00 cleaning fee.

6. PLEASE BRING YOUR OWN SPA TOWELS

Sheets and Towels: We try to supply nice quality sheets and 4 sets of towels for your use. Please do not use any oils or creams on the sheets as you will be charged for full replacement value and a $50 pain in the neck fee for my time to go shopping for the lost or damaged items.

BBQ GRILL USE: PLEASE clean the grill, turn off the gas and cover the grill after use.

TRASH:

Trash: Trash MUST be brought to Clean Bear Trash Site: Guest will be charged $25.00 per bag of trash if not properly disposed of at a clean bear site.

RE: Dishes: We ask that you wash the dishes and coffeemaker and wipe down stove.

OUTDOOR FIRES: The City of Big Bear Lake does not allow outdoor fires. You may be fined up to $250 by the city for this.


You will also be required by The City Of Big Bear Lake to sign their Good Neighbor Policy at check-in.  Here are the city's rules...

Do not exceed the occupancy limit. Do not exceed the stated occupancy at any time during your stay. The maximum number of adult occupants may be less than the total maximum occupancy.

NO PARTIES ALLOWED.

No parking in street or yard. Parking is only permitted in the driveway, designated parking spaces, and garage. This includes trailers. The maximum number of vehicles permitted is on the exterior sign.

No amplified music 24/7. Amplified music is not permitted to be heard beyond the property line 24/7. Close your windows to avoid music carrying beyond the property line.

Head inside at 10:00 p.m. Noisy outdoor activities and spa use are prohibited from 10:00 p.m. – 7:00 a.m.

Take your furry friend with you. Take your dog with you so they do not disturb surrounding neighbors. You will find that Big Bear Lake is very dog-friendly!

Take trash to dumpster locations. Trash needs to be taken to a local dumpsite unless there are commercial trash bins at your property (condo).

Unfortunately, a few of our guests refuse to extend common courtesy and neighborly behavior toward the guests and residents around them. For those guests who have come to party and disrupt the peace and tranquility of the neighborhoods, there are costly and severe consequences.

Fines
The minimum fine for violating the rules stated previously is $500 per violation. A second offense is $1000 per violation.

Eviction
Unruly guests who blatantly disregard the rules and expectations will be evicted without a refund. In addition, costly citations may be issued to the undersigned.


EXTRA SAFETY:

• ICY and COLD/WET CLIMATES: Use caution on stairs and slopes.

• ALARMS: Do not tamper with smoke detectors or CO2 detectors

• DO NOT EXCEED THE OCCUPANCY LIMIT AGREED ON IN THE RENTAL AGREEMENT. The City has the authority to evict you. Please read the rental agreement.
